Recently released Realtor.com data for April shows that prospective buyers and sellers in San Joaquin County sold homes at prices above the previous month’s median sales price of $529,000.

The median home sold for $625,000, an analysis of Realtor.com data shows, meaning April, the latest month for which figures are available, was up 18.1 percent from March.

Compared to April 2023, the median home sale price increased 1.6% to $625,000 from $615,000.

Realtor.com gets its sales data from property deeds, which results in a delay of several months in providing current data. The statistics do not include homes currently listed for sale and are not directly comparable to listing data.

Looking at single-family homes only, the median sales price in San Joaquin County rose 18.9% in April to $635,000 from $534,000 the previous month. Since April 2023, the sales price for single-family homes has increased 2.4% from a median of $620,000.

During the month, 204 single-family homes sold for $1 million or more, compared to 192 recorded transactions of at least $1 million in April 2023.

The sales price of condos and townhomes decreased 11.1% in April to a median of $320,000, compared to $360,000 in March. Compared to April 2023, the sales price of condos and townhomes increased 56.1% from $205,000. Three condos or townhomes sold for $1 million or more during the month, compared to zero recorded transactions of at least $1 million in April 2023.

In April, the number of registered sales in San Joaquin County increased 13.3% from 625 to 708 since April 2023. All residential real estate sales totaled $4.4 billion.

In California, the median home price sold for $751,116 in April, up 2.9% from March ($729,738). Statewide, 27,241 sales were recorded in April, up 11.8% from April 2023 (24,366 recorded sales).

The total value of registered residential real estate sales in California increased 36.6% from $26.8 billion in March to $36.6 billion in April this year.

Of all residential real estate sales in California, 34.25% of homes sold for at least $1 million in April, up from 28.21% in April 2023.

Single-family home sales prices across California increased 3.4% from a median of $735,207 in March to $760,081 in April. Since April 2023, single-family home sales prices statewide have increased 10.2% from $690,000.

Statewide, the sales price for condos and townhomes increased 2.2% from a median of $718,882 in March to $735,000 in April. The median sales price for condos and townhomes increased 7.8% from the median of $681,579 in April 2023.

The median home sale price used in this report represents the average of all homes or apartments listed during the specified time period. The median provides a more accurate picture of market trends than the average sale price, which would divide the sum of all sales prices by the number of homes sold. The average can be skewed by a particularly low or high sale.
