Renovations bring new shops and more customers to Midway Mall

SHERMAN, Texas (KXII) – The Midway Mall in Sherman was once a thriving Texoma attraction.

“It was a busy place, a lot of people,” said Texoma resident Billy Martindale. “My kids grew up here, so we spent a lot of time and money at this mall.”

However, there have been fewer customers and shops in the shopping center in recent years.

In 2022, Mustard Street Management purchased the mall, which served as a glimmer of hope.

The Sherman City Council approved a renovation project the following year, and modernization work is currently underway.

“We put in a new air conditioning system,” said Ryan DeLong, project manager at Mustard Street. “We did all of that so that the building would be air conditioned again.”

Additionally, new flooring and paint colors can be seen throughout the mall.

“We have brand new flooring, and that’s more or less what we’re going to do in every single suite,” DeLong said. “We’re just going to have a nice finish to the main mall itself.”

The modernizations have attracted new shops, including Lily Boutique.

“I never thought I would open a store here,” said owner Luisa Ramos. “This mall is not what it used to be, but I came here to revitalize it.”

Ramos said she was pleased with an increase in customer numbers during the past fiscal year.

“Throughout the day, people come and go,” Ramos said. “You don’t see that many people, but you do see people.”

More companies are expected to join in the coming months.

“We’re trying to open a new restaurant up front,” DeLong said. “We’re going to try to reopen the kids’ jump site.”

DeLong said the air-conditioned warehouse at the back of the mall is also open.

Ramos added that an event center, a gym and a snack bar are also planned.

“We want it to be at least a small part of what it once was,” Ramos said.

Mustard Street renovates each suite according to the needs of each tenant.

“I would like to have every single suite occupied and then people would come back,” DeLong said.

DeLong said if anyone is interested in opening a store at the mall, he can meet them at the mall during business hours and discuss the matter.

The modernizations, the additional customers and the new shops could soon usher in a new era for the popular Midway Mall.
